When it comes to selling your home, first impressions are paramount. A recent study by the National Association of Realtors says that the case. Here, look for yourself….

“Nine of the top ten most cost-effective projects in terms of value recouped are exterior replacement projects, according to the National Association of Realtors 2010–11 Remodeling Cost vs. Value Report.
Among the report’s findings:

The steel entry door replacement is the project that returned the most money, with an estimated 102.1 percent of cost recouped when the home is sold.

going green pays big bucks!

“Austin Energy is revving up to unveil a new incentives program for property owners looking to green their homes.

The so called “Best Offer Ever” would pay an estimated 42 percent of the cost to make whole-house energy efficiency improvements, up from the regular 20 percent rebate. Officials are hosting a news conference to announce details of the program Oct. 26.

From now until Dec. 20, customers that apply for Austin Energy’s ”Home Performance with Energy Star Rebate” are eligible for the Best Offer. The upgraded incentive allows for 0 percent loans and up to $2,300 worth in Texas Gas Service rebates and federal tax credits.

Energy-efficient upgrades include changes such as replacing air conditional units, increasing attic insulation and applying weather stripping. To qualify, applicants must be Austin Energy customers with a single-family home, condominium, town home or duplex. The application is available online here. The loans range from $8,500 to $20,000, from three to 10 years.

The program is being paid in part through theU.S. Department of Energy’s BetterBuildings grant program, as well as the American Recovery and Reinvestment Act.”  Austin Business Journel, Oct. 21, 2010
